Location a major selling point for Md. townhouse development

Tri Pointe is building 102 units, with a choice of three floor plans, at Northpark Towns in North Bethesda.

Construction is still underway at the Northpark Towns townhouse community, but developers are already calling it “North Bethesda’s most legendary address.” That’s largely because it’s near the trendy Pike & Rose shopping district, which has shops, restaurants, event space and a weekend farmers market.

Northpark’s 102 units, to be finished over the next two years, will combine “urban convenience with upscale amenities,” according to the builder, Tri Pointe Homes.

The aesthetics are modern, and all three floor plans are designed to emphasize natural light and spaces for entertaining and recreation.

Outdoor living is also a focus, Tri Pointe said. The community will incorporate two “pocket parks,” in the center and southwest corner, and has easy access to the Bethesda Trolley trail for walking and cycling. Northpark will include a sculpture, “Connection,” by Colorado artist Joshua Wiener on the southwest corner, surrounded by benches and floral landscaping. The abstract sculpture showcases the artist’s appreciation of organic, natural shapes and dynamic lines that suggest movement.

“Using salvaged materials, [Wiener] is driven to improve biodiversity in urban space and to create sculptures designed to have a living skin,” according to a recent profile of the artist. The profile also said some of Wiener’s sculptures are irrigated to allow plants to live within them.

Northpark Towns has one move-in-ready townhouse, and two more are scheduled to be ready in October. According to Tri Pointe, 19 units have been sold.

The floor plans that ultimately will be available include the Emery, with three bedrooms, three or four bathrooms and a one- or two-car garage. The larger Sterling and Quinn floor plans have three to five bedrooms, three to five bathrooms and a standard two-car garage. The Quinn also has an elevator.

The move-in-ready home, an Emery, has just over 2,000 square feet and is priced at $974,839. The ground floor, or lower level, has a recreation room and a single-bay garage with adjoining carport. A small front stoop has a door that opens to the rec room.

The first floor, above the lower level, has an open-plan design, with a central kitchen that has Nolita Suede quartz countertops, KitchenAid appliances, and matte black details. A long kitchen island with a built-in sink and dishwasher also provides additional counter space. To the rear of the kitchen, a great room has a built-in gas fireplace and access to an exterior deck.

The second floor has the primary bedroom suite, with en suite bathroom, and a second bedroom, also with an en suite bathroom. The loft level has a third bedroom, an entertainment suite with optional bar and a spacious rooftop terrace.

The two townhouses set to be ready for move-in this October are on the upper end of Northpark’s price range. Both have the Quinn floor plan, and they are on adjoining home sites. They have similar amounts of living space — nearly 3,300 square feet — and are priced at $1.4 million and $1.45 million.

The lower level of the Quinn has the two-bay garage and a large open recreation area that can be configured in part as a study. The living spaces on the open-plan first floor have options for built-in bookcases and a substantial rear deck. The second floor has the primary bedroom suite, with its own bathroom, and two bedrooms that share a bathroom. There is also a laundry room. The loft level has one of the Quinn layout’s most distinctive features: a partially covered outdoor terrace that, at 10 by 21 feet, has ample room for entertaining.

The third floor plan, the Sterling, has a layout similar to the Quinn’s. But it does not have an elevator, and the loft is optional. The Sterling layout has about 2,700 square feet, and prices begin at $1.216 million.

All the townhouses are built with sustainable materials and are outfitted with energy-efficient appliances, windows and insulation. They also have smart home technology to control lighting, security and temperature, Tri Pointe said.

Nearby amenities and recreation

Northpark is within walking distance of Pike & Rose and the popular restaurants there, such as Call Your Mother Deli and JINYA Ramen Bar. It is a short drive away from the Parklawn Local Park, with its community garden, and the Rock Creek and Twinbrook Connector trails. Cabin John Regional Park, with hiking, camping and ice skating, is about three miles away. A Whole Foods market near Rockville Pike is about a mile away.
